The successful buyer will be required to enter into a written purchase agreement immediately following the sale. A 10% non-refundable earnest deposit will be due at that time, payable to Ortmeier & Associates Inc Trust Account via personal/business check or wire transfer.
The remaining balance is due at closing, to be completed within 30 days of the auction’s end or on a date mutually agreed upon by both parties.
The purchase agreement is not contingent on financing, so we kindly ask all interested buyers to have financing confirmed prior to bidding.
All final bids are subject to the seller’s acceptance.
Buyer will receive possession of the property on January 1, 2026.
The seller will provide marketable title to the buyer, supported by title insurance. Title insurance and escrow closing costs will be split 50/50 between buyer and seller.
The seller will cover 2025 real estate taxes, real estate commission, and Nebraska documentary tax.
The buyer will be responsible for county deed filing fees.
